Pet Policy
1. General Policy
Tenants are permitted to keep pets in the apartment under the following terms and conditions. The purpose of this policy is to ensure the safety, comfort, and cleanliness of the property and to respect the rights of all residents.
2. Permitted Pets

Types of Pets Allowed: Domestic dogs, cats, birds, fish, and small caged animals (e.g., hamsters, guinea pigs).

Maximum Number: A maximum of 2 pets per apartment.

Breed Restrictions: The following dog breeds (or mixes thereof) are prohibited due to insurance and safety concerns: Pit Bull, Rottweiler, Doberman Pinscher, German Shepherd, and any breed with a known aggressive history.

Size Limit: Dogs must not exceed [50] pounds in weight at maturity (e.g., 40 lbs).
3. Pet Fees & Deposits

Non-Refundable Pet Fee: $100 per pet.

Refundable Pet Deposit: $200 per pet, subject to deductions for damage.

Monthly Pet Rent: $70 per pet, added to regular rent.
4. Requirements

All pets must be registered with the landlord/property manager.

Proof of current vaccinations and local licensing must be provided.

All pets must be spayed/neutered unless exempted for health or age reasons (documentation required).
5. Tenant Responsibilities

Tenants must clean up after their pets immediately and properly dispose of waste.

Pets must be kept under control at all times (leashed in common areas, not left unattended outside).

Pets must not disturb neighbors with excessive noise or aggressive behavior.

Any damage caused by the pet is the tenant’s responsibility and will be deducted from the security or pet deposit if not remedied.
6. Prohibited Practices

No pet sitting or temporary boarding of animals not listed on the lease.

No exotic or wild animals.

Pets are not allowed in shared amenity areas (e.g., pool, gym) unless specifically permitted.
7. Violation of Policy
Violation of any part of this Pet Policy may result in:

Revocation of pet privileges.

Fees or fines.
-
Termination of lease, in accordance with local laws and lease terms.
